Sell or rent out? How to make the right choice

Alex Veltman

Selling brings you immediate capital, letting brings monthly income and the chance of value growth. What's smart depends on your financial situation, your plans and the rules that apply to your home. We line up the considerations honestly.

When selling makes sense

Do you need the equity for your next home? Don't want the landlord role — with tenants, maintenance and paperwork? Or does your home fall under regulated rent through the points system, capping the rental price? Then selling is often the logical choice. Certainly in a strong seller's market.

When letting is interesting

Letting is interesting when you want to return to the home later or hold it to build wealth, and the rental income sits comfortably above the costs. In our service area — from Haarlem to Amsterdam and Hoofddorp — demand for rental homes is high. But run the numbers first, because letting isn't automatic profit.

Don't forget your mortgage

An important check that's often skipped: for letting you usually need permission from your mortgage lender, or a dedicated buy-to-let mortgage. Letting without permission can have serious consequences. Tax-wise things change too when your home moves to box 3 — get advice on that.

Honest advice, both ways

We do both: selling and letting. That's why we can honestly advise which route fits your situation — even when it's not the nicest story. Start with a free valuation and no-obligation rental price advice: then you compare both scenarios with real numbers instead of assumptions.
