Selling
What does a selling agent at Lokaal cost?
We work with a market-based fee, depending on the property. After a no-obligation introduction we'll make you a clear proposal — in black and white, without fine print. So you know exactly where you stand.
How long does selling my home take?
Honest answer: that depends on the property, the asking price and the market at that moment. We don't make false promises, but we do share our market data in a free introduction — so you know exactly what's realistic.
How do I get my home ready for sale?
Small things often make a big difference. During the first meeting we walk through the home together and give honest advice right away. And we help you get the perfect photos — the calling card of your home.
Can I sell and buy another home at the same time?
Yes, you can — and we're happy to think along about the order and the timing. With our buying guidance you're not on your own on the buying side either. We do it together.
Letting
What does renting out my home cost?
A market-based fee equal to one month's rent. Didn't we manage to find a suitable match? Then of course you pay nothing.
How quickly do you find a tenant?
It varies by property and market, but thanks to our network and thorough screening it's often quick. We don't promise the earth — but we do keep going until the right match is there. No match? Then you pay nothing.
Can I just rent out my home?
Not just like that: as a landlord you're dealing with rules, such as the Good Landlordship Act (Wet goed verhuurderschap) and the rent regulations from the Affordable Rent Act (Wet betaalbare huur). Sometimes a municipal permit is required too. The rules change regularly — we'll gladly bring you up to speed in a no-obligation meeting, so you rent out the right way.
What rent can I ask?
That depends on location, floor area, energy label and current regulations, such as the points system. We know the local rental market through and through and give you honest rental price advice, free of obligation.
How do you screen tenants?
Thoroughly. We check income, background and references, and above all we look at the match: which tenant fits you as a landlord? That's the only way to create a tenancy both sides are happy with.
Valuation
Is the valuation really free?
Yes, really. Free and without obligation — whether you have plans to sell, plans to rent out, or you're simply curious. You receive a clear report with an honestly substantiated value, and what you do with it is entirely up to you.
How do you determine the value of my home?
We visit in person, survey your home carefully and compare it with recent sales in the neighbourhood and current market developments. That's how we arrive at a value that's actually based on something.
Is a valuation the same as an appraisal?
No. A valuation gives you an honest, well-substantiated picture of what your home is worth. For a mortgage, for example, you usually need a validated appraisal report — we're happy to tell you how to arrange that.

Our service area is Haarlem, Amsterdam, Hoofddorp, Heemstede and the IJmond region. You'll find our office at Herenweg 145 in Heemstede — feel free to drop by.
Do you speak English?
Yes, we do! We regularly guide international buyers and tenants, from viewing to contract. Our entire website is available in English too.
How quickly will I hear from you?
Within a day there'll be an appointment in the diary. Calling or messaging works too, of course — at Lokaal you get Natasja or Alex themselves on the line, no account managers or middle layers.
